When we say all inclusive student properties – what do we mean?

Quite simply we mean that all of your bills and other outgoings are wrapped up in our rental costs. You’ll have no worries aboutsetting up any of your utilities or ensuring that your TV license is kept up to date.

So what is included in our all inclusive student properties in Leeds?


TV License

Don’t fret about the TV licensing people coming round to check on your license. We organise all of this for you and the annual cost is included in your rent.



All of our student houses in Leeds are full furnished to a high specification. No IKEA trips needed!



Your water, gas and electricity outgoings are all wrapped up in your monthly rent. You don’t need to lift a finger to organise a joint bank account with your housemates or ring any companies.



All of our student properties come with wifi already organised and setup. No 2 week delay when you move in and any issues you experience are our responsibility to resolve.

Our student letting requirements

If you are a postgraduate studying in Leeds then all we need is a reference from a previous employer or landlord. If you are an undergraduate then we’ll need your parents or guardians to serve as your guarantors. This is a simple process and we’re more than happy to help you as well as provide you all of the required documentation.

For any student let we also require a deposit to confirm your interest and secure one of our all inclusive student properties. We will hold this in a government approved tenancy deposit scheme for the time that you are with us. Once your tenancy agreement expires we’ll refund your deposit subject to the clear terms in our agreement.
